Specialty Grocer Leases 23,000 Square Feet in Former Pathmark Site at Eastman-Managed Shopping Center
LIVINGSTON, N.J., Aug. 4, 2014 – Upscale specialty grocer, The Fresh Market, continues to grow its New Jersey presence, leasing 23,000 square feet at The Village at Livingston, occupying a portion of the center’s former Pathmark store. The 93,000-square-foot shopping center is managed and developed by Eastman Companies of Livingston.
David Perlmutter of Perlmutter Properties Inc. negotiated the long-term lease on behalf of Eastman. The tenant was represented by Larry Anderson of Anderson Commercial Real Estate Services.
The North Carolina-based supermarket is scheduled to open at The Village at Livingston early this fall, according to Pete Schofel, Eastman Companies’ co-managing partner. “We are thrilled to welcome The Fresh Market to The Village at Livingston,” he said. “The store’s unique grocery concept and full-service philosophy has earned a large and loyal following with consumers. We are confident this retailer not only will make a major contribution to the ongoing success of the center, but will become a key amenity for local residents and a strong part of the community.”
Founded in 1982, The Fresh Market is a specialty grocer focused on providing “unparalleled product selection and
expert customer service in an atmosphere that’s reminiscent of ‘European-style’ markets,” Schofel said. The company currently operates 155 stores in 26 states. The Livingston store represents the chain’s third New Jersey location, following previous openings in Bedminster and Montvale.
Located at the intersection of Route 10 and Eisenhower Parkway, The Village at Livingston is situated at 277 Eisenhower Parkway along one of northern New Jersey’s most desirable retail corridors in one of Essex County’s most affluent communities.
The neighborhood shopping center is a well-maintained, well-positioned retail destination and a “stellar location for any tenant,” Schofel noted. The Village at Livingston’s current mix of service and retail tenants includes Olive Garden, GameStop, Wine Legend, Karate USA, Hudson City Savings and Zen Japanese Cuisine.
The Village at Livingston serves a growing residential population of more than 158,000 people within a five-mile radius. The marketplace offers an average household income of more than $110,000, and the daily traffic count exceeds 35,000 vehicles. Current space availabilities range from 1,700 to 24,000 square feet, and include a 7,000- to 18,000-square-foot end cap.
The property’s exceptional regional demographics combined with its strong mix of best-in-class retailers was a natural fit for The Fresh Market according to Schofel. As with its previous store openings, the grocery chain is expected to bring dozens of new jobs to the area, many of which will be filled locally.
