Specialty Grocer Leases 23,000 Square Feet in Former Pathmark Site at Eastman-Managed Shopping Center

LIVINGSTON, N.J., Oct. 16, 2014 – The Fresh Market recently celebrated its official opening at The Village at Livingston with “cracking the parmesan,” a centuries-old art and company tradition. The store, which occupies 23,000 square feet at the 93,000-square-foot shopping center managed and developed by Eastman Companies, marks the upscale specialty grocer’s third location in New Jersey.

“We are most excited to provide local residents with a unique food shopping experience focused on the best tasting, highest quality and freshest foods available,” said Brian Wittman, north zone operations vice president for The Fresh Market. “We’re looking forward to being an active member of the Livingston community, and we are already establishing some local partnerships.” He added that the Livingston store will collaborate with Livingston C.H.O.W by providing food donations and with the Central Jersey Chapter of JDRF. John King also was introduced as the store manager.

Founded in 1982, The Fresh Market provides product selection and expert customer service in an atmosphere that is reminiscent of European-style markets. The company currently operates 155 stores in 26 states. In addition to the Livingston store, Garden State locations include Bedminster and Montvale.

“The Village at Livingston’s location, within one of the state’s most prosperous commercial and residential hubs, is perfectly aligned with The Fresh Market’s customer base,” said Pete Schofel, Eastman Companies’ co-managing partner. “The Fresh Market at The Village at Livingston not only expands the township’s selection of food and grocery items, they are a welcome addition as a civic-minded corporate neighbor.”

Cracking Parmigiano Reggiano cheese, using five different knives, leaves the internal crystalline structure and crumbly texture intact. It is just one of the many quality items available at The Fresh Market. Based in North Carolina, the grocer signed a long-term lease for a portion of the center’s former Pathmark store. David Perlmutter of Perlmutter Properties Inc. negotiated the long-term lease on behalf of Eastman. The tenant was represented by Larry Anderson of Anderson Commercial Real Estate Services.

Located at the intersection of Route 10 and Eisenhower Parkway at 277 Eisenhower Parkway in Livingston, The Village at Livingston is situated along one of northern New Jersey’s most desirable retail corridors. The well-maintained, well- positioned shopping center serves a growing residential population of more than 158,000 people within a five-mile radius. The marketplace offers an average household income of more than $110,000, and the daily traffic count exceeds 35,000 vehicles.

The three-building plaza features a mix of service and retail tenants, including Olive Garden, GameStop, Wine Legend, Hudson City Savings and Zen Japanese Cuisine. Current space availabilities range from 1,700 to 24,000 square feet, and include a 7,000-to-18,000-square-foot end cap.

Headquartered in Livingston, N.J., Eastman Companies and its affiliated companies have been in business for 36 years and are recognized leaders in high-quality real estate developments with property throughout Northern New Jersey. The company boasts a portfolio of more than two million square feet of office, retail and industrial space located in Essex, Morris, Bergen and Burlington counties.
